Ай-Петринский массив является огромным карстовым районом. Здесь обнаружено 218 карстовых полостей (всего исследовано 35 пещер) и более 1330 карстовых воронок. 12 карстовых пещер объявлены памятниками природы.Карстовые полости служат огромными естественными аккумуляторами, хранителями и распределителями воды. Конденсационная влага здесь составляет около 7% годовой суммы атмосферных осадков, и в сухие месяцы лета реки Крыма питаются в значительной степени конденсационными водами и запасами воды из карстовых полостей.
